Asset Valuation Explained

Property is worth far more today than it was decades previously – even with a slump in the property market. When someone dies it may mean that the value of the deceased’s estate may be near or above the inheritance tax (“IHT”) threshold (currently £325,000). The current rate of IHT is 40% and is levied on the amount of an estate which exceeds the IHT threshold. This can be a significant amount.

For example, if your home and various assets are valued at £370,000 on your death, your estate would be liable to pay £18,000 in IHT. (£370,000 minus IHT Threshold of £325,000 equals £45,000. This £45,000 is then taxed at 40%, giving the tax bill of £18,000)

However, land and property are not the only assets in an estate that can push up an estate’s value. Chattels can also be worth a fair amount. Chattels are the ‘everyday’ possessions of an individual and an increasing problem for those people dealing with a deceased person’s estate is their valuation. For example, furniture, stocks and shares, artwork, antiques stamp collections, books and PayPal accounts all form part of an individual’s estate which needs to be valued on death.

And where an estate is worth around £325,000 or more those dealing with the deceased’s estate must pay particular attention to the value of those assets. This means a realistic professional valuation needs to be obtained for certain assets such as valuable artwork, stamp or coin collections.

Items specifically given away in a will should be separately valued if they are worth more than around £100. For example, if a vintage car is left to a beneficiary in the will this must be properly valued and its value taken into account when the estate is valued. Ordinary cars and vehicles can be valued by reference to a trade guide.

Valuations are not only necessary because of the importance of the IHT threshold. Where an estate is to be divided equally between a number of people, for example, three children, valuations are important in ensuring a fair distribution is made.

In these circumstances it is always advisable to take independent legal advice when dealing with a deceased’s estate, not least because of the potential implications that increasing property values and other valuable assets may have on the amount of IHT payable.
